Our management fee includes three components:

01: Resident Placement Fee

Equivalent to one month’s rent.

02: Monthly Management Fee

Typically $200 to $300 per month

03: Annual Lease Renewal

$300, waived for the first renewal

Management fees are determined based on property type, size, location, and condition.

Rental Application Overview

Managenest is committed to fair and equal housing. All applications are reviewed without regard to race, color, religion, sex, disability, familial status, or national origin.
Before submitting an application, we encourage you to review the information below. Homes are offered to the most qualified applicant based on our rental criteria. A property is not removed from the market until a security deposit is received and a lease is fully executed by all parties.
Rental eligibility is evaluated using the following criteria.

What we Review

Credit History

We review your overall credit profile to understand how past financial obligations have been managed. This includes:

  • Payment history and current debt obligations
  • Re-established credit following past credit challenges
  • Verification of Social Security number
  • Discharged bankruptcies may be considered under certain conditions
Civil and Criminal Background

A background review is conducted in accordance with applicable laws and may include:

  • Prior landlord-related litigation
  • Eviction history
  • National criminal and sex offender database searches
  • Terrorist watch list screening
Rental History (Past 5 Years)
Previous rental performance helps us understand tenancy patterns, including:
  • Timeliness of rent payments
  • Outstanding balances owed to prior landlords
  • Property care and lease compliance
  • Any documented complaints related to tenancy

Please note: Personal references such as friends, family, or roommates are not accepted as rental references.
Employment and Income

We verify income to confirm affordability and stability, including:

  • Current employment status and length of employment
  • Verifiable income sources
  • Additional income, when applicable

Application Requirements and Fees
  • Each applicant age 18 or older must submit a complete application
  • A valid government-issued photo ID is required
  • Application fees are non-refundable and paid online
  • Pet applications and applicable fees are required when pets are present
  • Incomplete or falsified information may result in application denial or termination of tenancy
  • Additional fees may apply depending on the property and lease terms.
Move-In Costs
If approved, typical move-in costs include:
  • First full month’s rent
  • Last month’s rent
  • Full security deposit
  • New lease administrative fee
  • Pet administrative fee, when applicable

Move-in costs may vary by property and lease terms.
Pets

Pets are permitted only where indicated in the property listing.

  • A pet application and approval are required
  • Additional deposits or fees may apply
  • Medically prescribed service and assistance animals are handled in accordance with applicable laws
