Rental Guidelines

Rental Qualification Criteria

Thank you for your interest in applying with Managenest.  Before submitting your application for rental, please review the information listed below. Properties are rented to the most qualified applicant. Properties are not considered “off the market” until the Reservation Fee has been paid and the Reservation Agreement has been signed by both parties. A complete application will help prevent the need for additional document requests which could delay application processing. Thank you again and we look forward to helping you find your next home.

THINGS TO KNOW

Application & Fee

  • Application complete and required fees paid.
    • Application fee is $75 ( non-refundable) per applicant over 18 years of age.
  • If applicable – Pet application complete and required fees paid.
    • Pet application fee is $20 (non-refundable).
    • Fee is not applicable for medically prescribed service animals.
    • Must not be on the Aggressive Breed List
  • Driver’s license (or other approved photo ID) along with SS# or ITIN must be included with application.
  • Fees must be paid online or via CashPay* (Certified Electronic Funds).

Note: Falsification of information provided by the applicant is grounds for automatic denial of application and/or termination of tenancy with loss of all monies paid. Additional fees may apply

RENTAL WORTHINESS

Qualification Criteria

Credit Check

Social Security Number or ITIN verification, Handling of past obligations, Discharged Bankruptcies are acceptable under certain conditions, Amount of monthly debt owed , Re-established credit to offset past derogatory credit.

Civil & Criminal Search

Prior litigation with a Landlord, Prior eviction. Sexual predator search, National Terrorist Action List

Rental History (Last 5 Years)

Number of late payments, Outstanding debt not met, Upkeep of prior property, Fulfillment of prior lease terms, Complaints against you or your guests. Please note: Family, friends and/or roommates are not acceptable rental references

Employment

Current employment, Length of time at current employer., Verifiable income Please note: Unemployment Benefits will not be considered as Income.

Pets

Allowed if stated acceptable on Rental List,Completed and approved Pet Application ($20/Pet), Aggressive Breed List Additional non-refundable pet privilege fee and pet rent paid (if applicable). Please note: Does not apply to medically prescribed service animals.
