Because no two properties are exactly alike, our standard management fee ranges between 6%, 8% and 10%. The exact fee is determined based on property size, type and condition which we’ll establish during the initial consultation.
The idea behind this approach is to make a true assessment of what it takes to effectively manage your property at the best overall value without cutting corners.

The agreement is established by a written contract called the “Management Agreement” between the owner of the property and Managenest LLC. All services, procedures, terms and conditions are established through this document.

We can electronically deposit your payments directly to a designated account and email the monthly statement to you.

The length of time it takes for a property to rent is based on supply and demand. Qualified residents typically prioritize three factors: price, location and condition.  Our expertise is in researching the market to establish the best rental price and getting the property ready for rent to appeal to the largest pool of potential residents. Then, the typical time frame for placing qualified residents is about two to three weeks.

Whether or not to accept animals is the owner’s decision. However, to attract the largest pool of potential residents, it is best to remain open to the possibility of pets if the community allows them. From there, we can determine if the prospects are credit worthy, and if the pet meets the specifications for an approved pet regarding size and breed.

Residents are responsible for the general upkeep of the property which is provided with their rental agreement.  The focus with our residents is to reinforce proactive and preventative maintenance measures to  avoid unnecessary costly maintenance issues typically resulting from residents misuse or neglect.

Yes, however he/she must be licensed and insured in order for Managenest to make a payment to them.

If you are taking your personal residence and turning it into a rental property, you need to change your homeowner’s policy to a landlord’s policy (sometimes referred to as a rental dwelling or dwelling fire policy). If your property is already a rental, you should verify with your insurance agent that you have the proper liability insurance. Insurance requirements will always be that liability insurance must be in effect for the property. If your investment property is a townhouse or condominium unit, you need to have a separate liability policy (separate from the association) to make sure both you and your rental property are adequately protected.

We believe placing the right resident/s is one of the best ways to avoid a no rent payment situation. We closely monitor payment patterns to identify challenges early and offer different methods to pay rent including the use of a credit card if necessary.

Yes. In the event they have to be evicted, we handle all the paperwork with the attorney.
